Revitalizing Northampton’s Historic Seed Market into Premium Student Accommodation

We are excited to share a recent project that highlights our commitment to transforming historic landmarks into vibrant, functional spaces. Our newest client took on the challenge of redeveloping Northampton’s intriguing old Seed Market—a building rich in history and character. Once a bustling market, the structure had been neglected for many years and had previously been converted into a cinema, retaining many of its original features, such as an elaborate 19th-century ceiling and striking Art Deco elements.

The building’s prime location in Northampton’s city centre made it an ideal candidate for a sensitive regeneration. Our team undertook a comprehensive study of the local university accommodation market, discovering a notable gap in high-end student rentals. Recognizing this opportunity, we advised our client on the potential to create a premium offering that would meet the needs of discerning students while adding value to the community.

Given the building’s listed status and its historical significance, the project required a careful approach. Our selected designers embraced the challenge, ensuring the restoration maintained the building’s unique features while introducing modern, high-quality accommodation. The brief explicitly requested that the refurbishment resemble a boutique hotel experience—combining luxury living with communal spaces that appeal not only to students but also to the local residents.

Supported strongly by the local council, the project aims to blend heritage and contemporary design. Our vision is to deliver 64 bespoke student units that emphasize quality, community, and style—going well beyond standard provision. This development exemplifies our commitment to creative, community-oriented projects that respect history while catering to future needs.

The build and renovation was a great challenge, and once started we began to uncover more and more details that we engineered into the build. The space now echoes history & has become a landmark in the town.
